The Most Comprehensive Roof Inspection Checklist 2022

To maintain the value of your home, it is important to have a roof inspection. A roof inspection can help detect damage or other problems with the roof. In addition, these inspections can be conducted before or after a storm.

Upon inspecting your roof, make sure to check these areas to make sure your roof is in good condition or have its essential repairs.

Shingle Cracks and Blisters

Shingle cracks and blisters are common roofing problems. When water pools behind the siding, it can cause the siding to separate from the house. This allows bugs and mold to get into your home. The most likely cause of this problem is a lack of ventilation around the windows and doors.

Exposed and Loose Nails

Exposed nails are created when the asphalt shingle is installed too close to the edge of the roof. Loose nails are caused by a combination of temperature and moisture on the roof.

Missing and Dented Flashing

Flashing is the sheet metal cover on your home's exterior. It is designed to protect against rain and snow, but if it's not installed correctly, it can be damaged. Missing or dented flashing can lead to water infiltration and subsequent damage such as rotting wood and rusting metal.

Granule Loss Levels

Shingle granule loss can happen due to water infiltration. When a shingle does not have a protective layer, it will be damaged by ultraviolet radiation from the sun. The most common cause of asphalt shingle granule loss is improper installation that makes the shingles susceptible to being exposed to extreme sunlight.Asphalt shingles last for about 20–25 years, depending on the style, quality and location of installation. The shingles are most susceptible to severe damage from ultraviolet radiation during their first 10 years of service.

INSIDE ROOF INSPECTION

Before you head outside, take a look around at your ceiling and walls. Do you see any dark stains or circles? These are water spots and a sure sign you have a leak somewhere. Check the attic for mold or additional dark areas which indicate that moisture is coming in through the decking under your roof.

Another warning sign to look for is sagging between rafters. If you see light coming through anywhere while you’re inspecting your roof from the inside, you definitely have a hole in your roof that needs immediate repair. You should also check to make sure your roof’s ventilation is clean and clear.

What to look for:

  • Water damage — dark spots or circles
  • Mold
  • Sagging ceiling/decking in attic
  • Light coming in through attic rafters
  • Obstructions in roof ventilation

Start by checking out your roof from the ground. Walk around your house and look for any noticeable damage to gutters, eaves, and soffits. Is the roofline sagging at all? Do your shingles look a little worse for the wear? What about moss growth or debris?

What to look for:

  • Bent or missing gutters
  • Damaged eaves and soffits
  • Shingles that are loose and flapping, missing, curled, or cracked
  • Sagging roofline
  • Moss
